Huelen Building
Description
Huelén Building is a residential project that combines balanced densification with adaptive reuse, designed for short-term rental real estate development. Located in the Huelén neighborhood of Providencia, Santiago, it features 20 residential units and 2 commercial spaces, offering typologies ranging from studios to simple apartments, with interior areas between 30 and 73 m² to meet diverse needs.
The design respects the building’s original structural axes and spaces, achieving maximum densification without compromising its historical character. This approach presents a unique challenge in adaptive reuse projects, seamlessly integrating contemporary elements with the original architecture.
Constructed with reinforced concrete and metal reinforcements, the project achieves an average occupancy rate of 80%, even during low seasons. The façade preserves historical details and original openings while incorporating pivoting awnings, integrated lighting, and metal frames that enhance solar control and privacy. A unified aesthetic is maintained through a single color that highlights the building’s textures and architectural styles.
Edificio Huelén revitalizes urban heritage, merging innovation with tradition. It stands as a benchmark for adaptive reuse in Providencia, designed for those who value architecture, heritage, and urban well-being.
